About This Book
Georgia's State Minimum Standard Codes are statewide building and construction regulations adopted by the Department of Community Affairs (DCA), covering building safety, plumbing, electrical systems, and energy efficiency.
Mandatory Codes Effective January 1, 2026
Georgia enforces the following codes with state-level amendments:
- Building: 2024 IBC with Georgia Amendments
- Residential: 2024 IRC with Georgia Amendments
- Electrical: 2023 NEC with 2026 Georgia Amendments
- Plumbing: 2024 IPC with Georgia Amendments
- Mechanical: 2024 IMC with Georgia Amendments
- Fuel Gas: 2024 IFGC with Georgia Amendments
- Swimming Pool and Spa: 2024 ISPSC with Georgia Amendments
- Energy Conservation: IECC with Georgia Supplements and Amendments
- Fire Safety: 2024 IFC as adopted by the Safety Fire Commissioner
Key Points
- State vs. Local Authority: Local governments may not create independent building codes. If they enforce construction standards, they must uniformly adopt the state minimum codes and amendments.
- Residential Omissions: The DCA omits plumbing, electrical, and energy chapters (Chapters 11 and 25–43) from the IRC. Builders must instead follow the standalone NEC, IPC, and IECC with their respective Georgia amendments.
- Accessing Documents: Full amendment texts are published by the Georgia Department of Community Affairs.
