This comprehensive code covers all building, plumbing, mechanical, fuel gas, and electrical requirements for one- and two-family dwellings and townhouses up to three stories. The IRC includes numerous significant updates, such as the following: A revised seismic map now reflects the most conservative Seismic Design Category (SDC) based on any soil type, while a new map reflects less conservative SDCs where Site Class A, B, or D applies. Townhouse separation provisions now offer the option of using either two separate fire-resistance-rated walls or a single common wall. Emergency escape and rescue openings are no longer required in basement sleeping rooms when the dwelling is equipped with an automatic fire sprinkler system and the basement has a second means of egress or an emergency escape opening. The previous exemption for interconnecting smoke alarms in existing areas has been removed. Girder and header tables have been updated to allow the use of #2 Southern Pine in place of #1 Southern Pine. Additionally, new tables address alternative wood stud heights and specify the required number of full-height studs in high-wind areas.
