Idaho Manufactured Home Installation Standard Manual
Key Concepts
General (Chapter 1) - All new manufactured homes are installed per the manufacturer's approved installation instructions; all used mobile and manufactured homes are installed per the Idaho manufactured home installation standard. These rules are a preemptive statewide standard; no other code may be used except as provided in Subsections 301.04 and 304.03.b (Section 100, Page 13). - The rules apply to persons manufacturing, selling, siting, installing, or preparing for transport (commonly called "tear down") manufactured homes (Sections 101 and 106, Page 13). - An alternative configuration, design, or technique shown by engineering calculation, experience, or testing to meet or exceed the requirements, and approved by the Division and the Manufactured Home Installation Committee, may be acceptable (Section 105, Pages 13–14).
Permits & Inspections (Chapter 2) - Permits are required before installing on a building site or in a park; not required for unoccupied homes temporarily displayed on a sales lot or in storage (Subsection 201.01, Page 15). - The utilities inspection is conducted by State Plumbing and Electrical Inspectors or the local authority (Subsection 204.03, Page 17). The licensed installer or RME performs the installation inspection (204.02).
General Installation Standards (Chapter 3) - Poured-in-place concrete shall cure at least four days before installation and reach not less than 2,500 psi in 28 days (303.01.b, Page 21). - Vapor retarder: .006" black membrane; seams overlapped at least 8" (302.06.a, Page 20). - Finished grade slopes away from foundation or skirting at a minimum of 5% horizontally (302.03.c, Page 20). - Marriage line gaps of 1/2" to 1" are shimmed and sealed; gaps greater than 1" shall be corrected by the manufacturer. Never close gaps by tensioning lag bolts (304.02, Page 21).
