Scope — IRC vs. IBC. IRC R101.2 limits the IRC to detached one- and two-family dwellings and townhouses not more than three stories above grade plane with a separate means of egress, and their accessory structures not more than three stories above grade plane (IRC 2018, Page 1). IRC R301.2.2.7 limits wood-framed buildings to three stories above grade plane (structural insulated panel buildings: two stories). Under IRC R301.1.3, elements exceeding the limits of Section R301 must be designed by accepted engineering practice; IRC R301.1.1 permits AWC WFCM, AISI S230 and ICC 400 as alternatives.

Permit administration. - IRC R105.2, Building item 10: decks not exceeding 200 sq ft, not more than 30 inches above grade at any point, not attached to a dwelling, and not serving the exit door required by R311.4 are exempt (IRC Page 4). - IRC R105.5: a permit becomes invalid unless work commences within 180 days of issuance, or if more than 180 days pass between inspections; written extensions of not more than 180 days each (IRC Page 5). - IRC R106.3.1: approved documents are stamped "REVIEWED FOR CODE COMPLIANCE"; one set stays with the building official, one is returned and kept at the site (IRC Page 6). - IBC 105.2, Building item 4: retaining walls not over 4 feet measured from the bottom of the footing to the top of the wall, unless supporting a surcharge or impounding Class I, II or IIIA liquids (IBC Page 4). The 7-foot figure is for fences (item 2). - IBC 105.3.2: a permit application is abandoned 180 days after filing; extensions not exceeding 90 days each (IBC Page 5). - IBC 107.3.4.1: deferred submittal items shall not be installed until the documents are approved by the building official (IBC Page 7).

Bolts spaced not more than 6 feet on center; not less than two bolts or anchor straps per piece; one bolt not more than 12 inches and not less than 4 inches from each end of each piece. Sill plates of braced wall lines in structures over two stories above grade: not more than 4 feet on center.

  • SDC D (IBC 2308.3.1.1): 1/2-inch bolts with plate washers. SDC E (IBC 2308.3.1.2, p. 509): not less than 5/8-inch bolts with 0.229-inch by 3-inch by 3-inch steel plate washers.
  • IRC R403.1.6.1, Item 4 (p. 100): maximum spacing 4 feet for buildings over two stories in SDC D₀, D₁, D₂; the general 6-foot spacing of R403.1.6 applies to buildings not exceeding two stories.

Footings: Projection P not less than 2 inches and not exceeding footing thickness (IRC R403.1.1, p. 91). Frost protection not required for free-standing light-frame accessory structures of 600 sq ft or less with eave height 10 feet or less (R403.1.4.1, Exc. 1); 400 sq ft for other than light-frame (Exc. 2). Top of exterior foundation on graded sites: not less than 12 inches plus 2 percent above street gutter/drainage inlet (R403.1.7.3). Crushed stone footings: vibratory-plate consolidation in lifts not greater than 8 inches, stone size max 1/2 inch, SDC A, B, C only (R403.4.1, p. 111). IBC 1809.3: footing top level, bottom sloped not more than one unit vertical in 10 horizontal. IBC 1809.6: adjoining footings on granular soil — line between lower edges not steeper than 30 degrees. IBC 1809.9.1: masonry-unit footings not less than 8 inches wider than the wall, depth not less than twice the projection, Type M or S mortar. IBC 1809.11: grillage encased not less than 6 inches on the bottom, 4 inches at all other points. Key Concepts

Stud grade, size, height, spacing - Studs shall be a minimum No. 3, standard or stud grade lumber; utility grade is permitted only for nonbearing studs and bearing studs not supporting floors, spaced per Table R602.3(5) (IRC R602.2). - Utility grade: not more than 16 inches o.c., supporting no more than a roof and ceiling, and limited to 8 feet in height for exterior and load-bearing walls or 10 feet for interior nonload-bearing walls (IRC R602.3.1, Exception 1). - Interior nonbearing walls: 2x3 studs at 24 inches o.c., or — where not part of a braced wall line — 2x4 flat studs at 16 inches o.c.; single top plate; fireblocked per R602.8 (IRC R602.5). - Conventional construction: maximum floor-to-floor height 11 feet 7 inches; exterior bearing and interior braced wall stud height limited to 10 feet (IBC 2308.2.2). - Studs with a height-to-least-thickness ratio exceeding 50 must be bridged with material not less than 2 inches thick, same width as studs, unless covered by qualifying sheathing (IBC 2308.5.7).

Plates - Double top plate overlapping at corners and intersections with bearing partitions; end joints offset not less than 24 inches; joints need not occur over studs (IRC R602.3.2). - Interior nonload-bearing single top plate: tie joints with solid blocking not less than 16 inches long, equal in size to the plate, or 1/2-inch by 1 1/2-inch metal ties with two 16d nails each side (IBC 2308.5.4). - Where framing above is more than 16 inches o.c. and studs below are 24 inches o.c., members must bear within 5 inches of the studs; exceptions are two 2x6 or two 3x4 top plates, a third top plate, or solid blocking equal in size to the studs (IRC R602.3.3).

Roof sheathing and panels - Wood structural panels permanently exposed in outdoor applications shall be of exterior type, except that wood structural panel roof sheathing exposed to the outdoors on the underside is permitted to be Exposure 1 type (IBC 2303.1.5, pp. 483–484). Roof sheathing must be manufactured with exterior glue — Exposure 1 or Exterior (IBC 2304.8.2, p. 488). - Fire-retardant-treated wood must be dried before use to 19 percent or less for lumber and 15 percent or less for wood structural panels (IBC 2303.2.8, p. 485). Interior FRTW: not over 28 percent at 92-percent relative humidity (IBC 2303.2.7). - Each manufacturer publishes modification factors for service at temperatures of not less than 80°F and for roof framing; the roof framing factors shall take into consideration the climatological location (IBC 2303.2.5.2, p. 485).

Lumber decking - 2-inch sawn T&G decking: max moisture content 15 percent; 3-inch and 4-inch decking: 19 percent (IBC 2304.9.4.1 / 2304.9.5.1, p. 489). - T&G decking is laid tongues up with pattern faces down on sloped or pitched roofs (IBC 2304.9.1, p. 488). - Controlled random layup: decking extends across not fewer than three spans; where an end joint occurs in an end bay, the next piece in the same course continues over the first inner support not less than 24 inches (IBC 2304.9.2.5, p. 489). - Cantilever provisions trigger at more than 18, 24 and 36 inches for 2-, 3- and 4-inch nominal decking; max cantilever is then 30 percent of the first adjacent interior span, with a structural fascia fastened to each piece and no end joints between the cantilevered end and the centerline of that span (IBC 2304.9.2.5, p. 489). - Fastening: 2-inch decking — 16d toenail / 16d face nail (2304.9.4.2); 3-inch and 4-inch — one 40d common toenail and one 60d common face nail at each support (2304.9.5.2, p. 492). - Minimum end-joint spacing in adjacent courses: 48 inches for 3- and 4-inch decking (2304.9.5.3, p. 492); 24 inches for 2-inch and mechanically laminated decking…
