What This Practice Exam Covers
The Georgia Broker Supplement Examination is a 48-question, 120-minute state licensing exam. Passing requires a score of 75% — that means getting at least 36 of 48 questions correct. The exam is organized around three topic areas: State Laws and Rules (31 items), Management (12 items), and Closing and Calculations (5 items).

What You'll Be Tested On
State Laws and Rules — 31 of 48 items
This is the heaviest section by far, accounting for nearly two-thirds of your total score. Expect questions across six subtopics:
Unfair Practices. You need to know the specific prohibited acts listed under Georgia law — the conduct that constitutes grounds for license denial, revocation, or suspension. Questions test whether you can identify a violation in a fact pattern, not just recite the list. Pay attention to the distinction between conduct that is a criminal offense and conduct that is merely a license violation.
Trust Accounts. This subtopic overlaps with Management but appears here from a regulatory compliance angle. Know when funds must be deposited, who controls trust accounts, and what constitutes misappropriation. O.C.G.A. § 43-40-20(a) through § 43-40-20(h) are heavily tested here — know each subsection's specific requirement.
Substantive Regulations. This covers the GREC rules that govern day-to-day practice: advertising requirements, agency disclosure timing, and the handling of offers. Expect scenario-based questions where you must identify which rule applies to a specific broker or licensee action.
Real Estate Practice in Georgia. Brokerage relationships, the requirements for written agreements, and how licensees may and may not represent parties are all fair game. Georgia's specific agency framework differs from other states — be precise about the terminology Georgia uses.
Qualifications and Fees. Know the education hours, experience requirements, and application conditions for broker licensure in Georgia, including the differences between a community association manager, associate broker, and broker. O.C.G.A. § 43-40-8 and § 43-40-9 govern these qualifications and are directly cited in the question bank.
Fair Housing Laws. Both federal and Georgia-specific fair housing provisions are tested. Know the protected classes, the types of conduct that constitute violations (steering, redlining, blockbusting), and the complaint and enforcement process.
Management — 12 of 48 items
License Law & Supervision. As a broker, you are responsible for your affiliated licensees. Questions ask what supervision duties the law actually imposes — not what a good broker would do voluntarily, but what Georgia law requires. Know what happens to affiliated licensees when a broker's license is revoked or a firm closes.
Licensee Oversight. Expect questions about training and mentoring obligations, the records a broker must maintain on each licensee, and when a broker can be held liable for an affiliated licensee's conduct. The exam tests system-level thinking: what policies and procedures must be in place.
Independent Contractor Agreements. Georgia allows licensees to be classified as independent contractors, but the agreement must define specific duties, compensation, and compliance expectations. Know what must be in a valid agreement and what that classification does and does not permit.
Record Keeping. Brokers must maintain transaction records, trust account records, and documentation of rejected offers. Know the required retention periods and what specifically must be kept. This subtopic has produced exam questions where candidates lose points by confusing which records belong to the broker versus the licensee.
Trust Account & Financial Management / Escrow Accounts. Reconciliation schedules, earnest money handling procedures, and audit response are all tested. Per O.C.G.A. § 43-40-20(h), an affiliated licensee who holds an approved trust account must provide the broker a written reconciliation statement on at least a quarterly basis. Know that rule cold.
Closing and Calculations — 5 of 48 items
Five questions covering proration calculations, commission splits, and the scope of what unlicensed support staff may do at or around closing. Although this section carries fewer items, each one is worth the same as any other question — missing all five costs you nearly 10 points toward your passing threshold. Practice prorations, especially tax and interest prorations using the 360-day and 365-day methods, and know Rule 520-1-.07(6)(e) and (f) governing unlicensed personnel.

Question 1 — State Laws and Rules
What is the maximum amount the Real Estate Education, Research, and Recovery Fund will pay per transaction regardless of the number of people affected?

Correct Answer: B — $25,000
Under O.C.G.A. § 43-40-22(b), the Recovery Fund pays a maximum of $25,000 per transaction, regardless of how many people were harmed or how many parcels were involved. There is also a separate aggregate cap per licensee. The fund compensates people who were damaged by a Georgia licensee's conduct when other legal remedies are unavailable. Candidates frequently miss this because $50,000 feels like a plausible "safe" ceiling — it is not.
Question 2 — Management
An affiliated licensee who owns a trust account approved by the broker must provide to the broker on at least a ______ basis a written reconciliation statement comparing total trust liability with the reconciled bank balance.

Correct Answer: B — Quarterly
Per O.C.G.A. § 43-40-20(h), the reconciliation requirement is quarterly — not monthly. Candidates who assume the more frequent interval is the safe answer get this wrong. The written statement must compare total trust liability against the reconciled bank balance. This requirement applies specifically to affiliated licensees who hold broker-approved trust accounts, not to the supervising broker's main trust account.
Question 3 — Closing and Calculations
Which of the following tasks is PROHIBITED for unlicensed support personnel under Georgia Real Estate Commission rules?

Correct Answer: C
Per Rule 520-1-.07(6)(f)(5), unlicensed support staff may not answer any questions on title, financing, or closings — with the sole exception of stating the time and place of closing. Options A, B, and D are all permitted activities under Rule 520-1-.07(6)(e). The exam regularly presents all four options as plausible duties, so you must know which side of the line each task falls on.
How to Read Your Score
The passing score is 75%, or 36 correct out of 48. Treat your first practice attempt as a diagnostic, not a verdict. A first-attempt score tells you which of the three topic areas need the most work — not whether you are capable of passing.
A practice score of 85% or above is a strong signal you are ready. A score between 75% and 84% means you are close but probably have at least one section with meaningful gaps. A score below 75% on practice almost always means there are specific subtopics — often Trust Accounts or Qualifications and Fees within State Laws and Rules — where the underlying rules haven't been internalized yet.
Use the topic-by-topic breakdown the full practice exam provides. If you scored well on Closing and Calculations but poorly on Management, that tells you where to spend your next study session. Retake the full exam after focused review, not immediately after seeing the same questions. Because the full exam draws from 350+ questions, your next attempt will present a meaningfully different set, giving you a cleaner read on actual retention.
Where Candidates Lose Points
Confusing dollar caps and time intervals. The Recovery Fund's per-transaction and per-licensee caps are tested repeatedly. Candidates who memorize one number lose points on the other.
Quarterly vs. monthly reconciliation. The trust account reconciliation interval under O.C.G.A. § 43-40-20(h) is quarterly for affiliated licensee accounts. Candidates who assume monthly — because it feels more rigorous — choose the wrong answer.
Unlicensed personnel scope. The line between permitted and prohibited tasks under Rule 520-1-.07(6)(e) and (f) is tested with plausible-sounding wrong answers. Candidates lose points by applying common sense instead of the actual rule text.
Skipping the State Laws and Rules section in study. Because this section is 31 of 48 questions, underperforming here cannot be compensated by strong performance in the other two sections. Candidates who spread study time evenly across all three sections are, effectively, underweighting the section that determines whether they pass.
Proration errors in Closing and Calculations. Five questions is a small pool, but candidates regularly miss two or three by using the wrong day-count convention or skipping a step. Each missed proration question moves you one step further from the 36-question threshold.
